What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services necessary?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless a certified appraiser has performed a recent evaluation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Marketing a listing

A measurement service will ensure that you're paid fair market value for your home. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are frequently estimated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service carried out by a certified appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's home closes at a price that appropriately reflects market value, we recommend seeking a home measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic for attracting potential buyers since they can view the layout and features of the property before and after touring.
